Small businesses from the home
We all want to get on the path to the American Dream and local residents are
often tempted to fast track their journey by setting up a small business
operated from their residential property.
The City of Colorado Springs happily supports that decision but to ensure that
neighbors and the community as a whole are respected, there are a few guidelines
to be followed.
Firstly, a Home Occupation Permit was created as a process for families to be
able to operate legally, while complying with city standards, from a residential
location. The cost of the permit is $60 and does not have to be renewed yearly.
The permit remains valid as long as the family lives at that address.
The intent of the permit is to provide clear standards for home occupations in
residential zones to ensure compatibility and protect neighborhoods from adverse
effects. Thus, the business uses permitted in commercial or industrial zones
will not affect the quality of life in a residential neighborhood.
Some of the requirements are:
- No outside employees can work from the home or at the home. Only family
members living at the location are permitted to work at the home.
- No visible outside storage of equipment, materials or oversize vehicles (over
10,000 GVWR) are allowed on a residential lot.
- No retail sales can be conducted from the home.
- Only a 1’x2’ sign is allowed attached to home and must not be illuminated.
- Delivery of merchandise, goods, or supplies for use in the home occupation
shall delivered by vehicles with a weight rating of under (10,000 GVWR). i.e.
United Parcel, Fed Ex, DHL
A handyman working out of his or her home is an ideal home business. All of the
tools should be either in the garage or vehicle. Another family member answers
the phone and acts as office person, taking messages from potential clients. All
of the work activity takes place away from the residence.
The number one prohibited businesses from homes are auto related or engine
repair activities. This activity disturbs more neighbors with noise, auto parts
mess and the cars parked on the property or street. No painting of vehicles is
allowed in residential areas. Painting must occur in an approved paint booth in
a commercial or industrial zone.
